    37:00 was super interesting. I wonder if we saw a similar dynamic when the Fed cut rates during COVID where rent inflation got suppressed because more people could buy and now we might see a whipsaw in rents going up

    Simple !!!! LOL !!!! Get the banksters to buy the house, then you buy it back from the banksters and once you really own it and its paid off because you bought it from the banksters and now that your the actual owner NOW YOU WILL CASHFLOW LIKE A BANDIT !!!! LOL !!!! DAVE RAMSEY MIGHT BE ONTO SOMETHING !!!! LOL !!!! Realistically in most cases you will never cashflow all that much until YOU BECOME THE REAL OWNER INSTEAD OF THE BANKSTERS being the owners !!!! LOL !!!!

      Buy it online and find a tech that you can pay to do a side job. Offer him 750 to install....people need money and for 4 hours of work....750 is good

    Hey Coach. Perhaps you should reach out to Mr. Ken Wheeler who posted on this episode (he started buying investment properties at 68). Just reading his post is FAR more interesting than listening to your guest Ariel. I enjoy your posts, am a real estate investor, and can recognize a good thing. Mr. Wheeler has a story to tell that may be captivating compared to Ariel avoiding specificity. Just my two cents after watching this episode several times now.

    We had a new furnace installed in 2020 for $2200, at that point we couldn't afford the new central air unit that would have cost an additional 1500. In 2023 we looked into it again and through the same company it was quoted at 4000. It was a easy pass. I can't believe how much prices went up.

    The right insurance can protect you without all of these shell games. Setting up one LLC per property is very beneficial to the attorney. For the property owner, it's a hassle and expense. An LLC set up simply for asset protection? Good luck hiding behind that if you are truly negligent.

    @15:50 I disagree a little bit. bc if you have a w2 job that keeps you busy, you could still have the time to manage a STR, and then it is worth it a lot more if you cost seg it and write off against your W2 income

    Step 1: be a boomer Step 2: buy any piece of property for $8,000 Step 3: wait 30 years and sell your piece of property for 20-30x more than what you paid for it Step 4: tell everyone how to invest and not complain about interest rates

      Interest rates were 2x higher in the 80's. Somehow they figured it out. A better approach is to ask HOW they did it and apply those lessons today.

      @@CoachChadCarson the average sale price in 1985 was around $100k with an average household income of $24k. Fast forward to 2024, the average home price was $495k with an average salary of $60k. What does that mean? Salaries doubled but house prices quadrupled. I’m not saying it’s impossible to invest now but the barrier to entry in the 80’s was way lower than it is now. You’d only need $20k as a down payment back then to buy an investment home, now you’d need $80k.

      I think you make a good case that barrier to entry is higher now, although today's relatively lower interest rates reduce today's price/salary disparity compared to 1980s. But one other factor that made it easier in 80s was many assumable mortgages without qualifying (now there are due on sale clauses). But I still think it's not as bleak as the picture you originally painted. For a long term investor, barriers to entry aren't always a bad thing because it reduces competition for those who figure it out. The trick is thinking outside the box, being patient, and using our financial resourcefulness. Complaining just stiffles creativity and let's us off the hook from seeking opportunities. I know many investors who are buying rentals - in this market - with this kind of mindset.

    I did all my ac work based off UA-cam and bought my own unit online. Only thing I paid was like $350 for a tech that was an authorized dealer to connect thermostat, braze, vacuum, and charge for warranty purposes. It has been working great for almost 2 years now

      Run tstat wire, Braze, vacuum and charge. What u do?? just sit the condenser on the pad. 🤣😂🤣😂

      @@rickychavez1473 I ran the stat wire. I placed the air handler and condenser. I had to upgrade the electrical to 6ga from the attic to panel in the basement. I will say he told me I needed to do that to install the heat kit. So yes I did all the physical hard labor. Tech was maybe there for hour and half.

    IMO, air filters need to be changed every 2 months to keep the dust down. this is talking about 1000sq ft and 1 person on a 2 in 1 AC/Heater
